We work with deals ranging from $100K to $50M+. Loan amounts depend on the deal type, property, and lender match. Bridge and fix & flip typically start at $75K–$100K, while multifamily and mixed-use deals can go well into the tens of millions. Submit your deal and we'll identify the right range.

Speed depends on the deal type and documentation readiness. Bridge and fix & flip deals can close in 7–14 business days with complete docs. DSCR and multifamily typically run 2–4 weeks. Having your documentation ready is the single biggest factor in closing speed.

Private lending is deal-focused, not solely credit-focused. Most of our lenders require a minimum 620–640 FICO, but the deal itself — the property value, equity position, and exit strategy — carries significant weight. Don't disqualify yourself before having a conversation.

Not for most of our products. DSCR loans qualify based on the property's income, not yours. Bridge and fix & flip loans are asset-based. This is one of the core advantages of private capital — the deal speaks for itself.

Rates vary by product, loan-to-value, deal complexity, and current market conditions. Bridge and fix & flip loans typically range from 9–13%. DSCR and longer-term products range from 7–11%. Rate is one factor — structure, speed, and execution matter just as much.
